Floor levels surveys are not something amateurs should attempt. By amateurs, I mean builders who take a few ‘spot levels’ and then dare to report that the house fits within MBIE guidelines.
I am asked to review the work of others and find the majority of these reports are substandard, incomplete and therefore misleading.
Why it matters
Example, St Albans, March 2021.
The current owner paid $800.00 for a building inspection. The building report they received stated the floor levels were under 45mm. Risknet was asked to complete a comprehensive Floor Level Survey, and found the variance across the floor was actually 132mm. Yes, you read correctly 132mm, which is a difference of 87mm.
The difference of 87mm is the difference between a good house and a broken house that now requires a foundation replacement.
