In the first 2 months of 2022, Risknet has requested, on behalf of clients, that EQC reopen claims for assessments that missed some vital issues in relation to earthquake damage. The client now owns a house with significant issues, issues they were unaware of due to a poor building inspections at the time they purchased.
Buying at Auction seems to be the single biggest issue for clients when purchasing older houses. Purchasers, with a fear of missing out (FOMO) are failing to conduct proper due diligence, have been accepting incomplete, misleading reports that may result in a big devaluation of their house value when they come to sell.
If you have bought a house in the past 10-12 years, do yourselves and your families a favour by calling us to undertake a complete re-check of your property, the same checks we complete when acting on behalf of purchasers, the same people that may be looking to buy your house in the future.
Real life examples this year
- 3 sales have fallen through due to failing our Risknet Postquake™ inspection.
- 2 of those for Floor levels – both were significantly outside the MBIE guidelines. (Somerfield, Mairehau).
- 1 was a suspected leaky home with moisture readings >100 ‘within a bedroom’ (Fendalton).
- Somefield has just settled and received $130,000. (Mum, can now afford to move into her resthome).
- The suspected Leaky home has since been withdrawn from the market., however I guarantee this is temporary only and will be sold to an unsuspecting buyer…
