The pressure placed on buyers in our opinion is far too great. Auctions are the worst of the worst.
There are some valid reasons for Auctions, but seriously if the house was built before 2010/2011 you better be prepared for a surprise once you take possession. Vendor supplied documentation, in our opinion, based on reviewing thousands of documents, is usually incomplete and therefore potentially unreliable. We are asked to review data supplied by vendors and far too often we find significant items are missing, or in many cases the repairs don’t line up with what we observe on site.
